When do applications open?
Applications for 2026–27 open on 24 February 2026. You can apply once you have selected Bath Spa University as your firm choice through UCAS.

– late, insurance and Clearing applicants can register interest for remaining rooms. We will make every effort to offer University provided housing but if not possible we will signpost to suitable private sector housing options.
How to apply
To apply online, you'll need your:

(issued with your Bath Spa University offer to study)

(which must be typed in the format DD/MM/YYYY)

(you get to select three preferences)
When you apply, please check that the details we have stored for you on the application system are correct. If they're not, please log into your UCAS account as soon as possible and update them (particularly your email address).

As Twerton Mill, Charlton Court and Waterside Court are privately managed buildings, we will need to pass your details to the relevant operator, so they send you a contract of accommodation and liaise with you on matters relating to their accommodation. Unite Students manage Charlton Court and Waterside Court, IQ manages Twerton Mill. Unite or IQ may also share residents' data with Bath Spa University staff, and vice versa, should the need arise for welfare, support or security purposes.
For those living in BSU managed accommodation (Newton Park Halls or Bankside House) we will share residents' data with Bath Spa relevant University staff, and vice versa, should the need arise for welfare, support or security purposes

How applications work
One of the important things to know about our application system is that
we don't run a first-come, first-served system
. Whether you log in as soon as our online form opens or you wait a couple of weeks or months, every application is received the same way, so that all students have the fairest chance of receiving their preferred housing option.
How long you have to make your application
You have the entire application window, until
30 June
, to research all of our options before committing to your preferences. You can even log back in and edit your initial selections, giving you more time to

, explore our accommodation locations, and ask any questions you might have.
What to consider when you apply
Bath Spa University offers a wide range of contract lengths, prices and room types. Your three accommodation preferences are entered into our allocation system and we endeavour to meet your preferred choices, where possible.
By completing this form, you're accepting that you have researched the different options and understand the financial responsibility of the preferences you've indicated

Receiving your offer
How will I receive my accommodation offer?
We send accommodation offers by email. Please make sure your email address on UCAS is up to date, and
not your school or college email address
, as this is the one we’ll use to contact you.
When will I receive my accommodation offer?
Firm choice applicants who have stated specific access requirements will be sent offers of accommodation shortly after the application deadline, in early July.
We send remaining accommodation offers from mid-July onwards. Don’t worry if you don’t hear from us right away – we send offers throughout the month.
Timings may vary for accommodation managed by third parties (
Waterside Court, Charlton Court
and
Twerton Mill
).
How do I accept my accommodation offer?
The process of accepting your offer varies slightly, depending on the accommodation you're offered. Details on how to accept your offer will be contained in your offer email. In general, you’ll need to:
Complete your booking form before the deadline (if applicable)
Read your licence / tenancy agreement carefully, and sign this
Make an upfront payment to secure your room
Complete guarantor information (if applicable)
Make sure you fully understand the
legal commitment
you're making before returning your signed licence agreement, tenancy agreement and/or terms and conditions.
Remember: accommodation is offered for the
full length of the contract
. All contracts are fixed term agreements and once you’ve signed and accepted, you’re committing to the full duration and length of the stay specified.
Move-in instructions will be attached to the offer letter email and you can start planning what to bring.
How do I reject my accommodation offer?
Guaranteed offers of accommodation only apply to the first offer we send to eligible applicants. If you decide to reject your offer of accommodation, we'll try to make you a second offer, but we can’t guarantee this. You'll only receive a new offer should an alternative room become available.
What happens if I don’t join Bath Spa University?
Allocations are subject to you successfully joining BSU. Unsuccessful applicants won’t be able to live in our accommodation and their room offer will be withdrawn.
What are Show Flats?
Bath Spa University holds a number of
Open Days
and Offer Holder Days throughout the year. Students who choose to live in our Show Flats work these events to show their accommodation to visitors in exchange for a discount on their rent.
Bath Spa University has a limited number of ‘show flats’ available at the following locations:
5 rooms at
Charlton Court
28 rooms at
Newton Park
7 rooms at
Twerton Mill
Students living within these flats receive a discounted licence agreement or rent charge, equivalent to £85 per event or £850 for the entire contract length. Rooms in Show Flats are not guaranteed to applicants who select this option in their application form, due to the limited numbers of rooms included.
Students living in show flats will also have the opportunity to become a paid Student Ambassador on these dates, subject to the standard recruitment process for these posts. Any Student Ambassador payment is in addition to the discount offered on the licence agreement or rent charge.
Students selecting a show flat option are making a commitment to:
Ensure their room is clean and tidy for all the pre-agreed
ten dates
for Open Days and Offer Holder Days throughout the academic year. Dates are currently being finalised and will be published on the
Open Days
webpage once confirmed
Attend a short training session from the Student Accommodation and UK Student Recruitment and Outreach Team during their first month at university.
Be available to accompany students and their supporters to view the communal areas and their bedroom between 9am and 5pm on all ten dates.
Discounted 'show flat’ accommodation rates are only available to students who commit to all ten dates.
The University reserves the right to move students to alternative, non-discounted accommodation in the event that any of these conditions are not met.
Allocations to these rooms will be completed by the Student Accommodation Team, via the standard allocations procedure.
Students who are allocated a show flat room will receive further information about the full offer terms and conditions when they receive their room offer in July.
BSU Accommodation Allocation Process
For more information on how we allocate rooms in our accommodation, please read the following information.
Allocation of rooms
We don't run on a first-come, first-served basis within our February - June applications cycle. Whether you log in as soon as our online launches opens or you wait a couple of weeks or months, every application is managed the same way, so that all students have the fairest chance of receiving their preferred housing option.
We begin assigning room allocations in mid July. The order in which we approach the allocations is not decided by date or time of application – instead an element of randomisation is introduced to the order of allocation. When we allocate a room we'll always try to allocate the highest ranking preference we can from your listed three choices, but we do sometimes have to allocate an option which is not listed in your choices. For this reason we do request you research all our accommodation locations.
Guaranteed offer of accommodation
If you meet the following conditions, we can make you a guaranteed offer of accommodation. You must:
Be a first year undergraduate or foundation student at BSU
Have applied to study with us full-time
Have made Bath Spa your firm choice in UCAS
Apply for accommodation before the 30 June deadline
Be based at Newton Park, Sion Hill, Locksbrook Campus, or another of our city of Bath locations.
Foundation students can apply for accommodation for both their Foundation year and first year of undergraduate study.
You have the entire application window, which runs from late February until 30 June, to research all of our options before committing to your preferences. Only when applicants have accepted an offer of study with BSU will they be able to apply for accommodation.
Please note that the guarantee of accommodation above is not a guarantee of a particular type of accommodation.
Non guaranteed applications
If we have capacity during the main cycle of applications, then we'll accept a limited number applications from returning undergraduates (Years 2 and 3 of study) and postgraduates. However, this won't be on a guaranteed basis.
We'll attempt to respond to these applicants regarding possibility of room allocations as early as we can.
Priority halls accommodation
If you have specific requirements for accommodation you can apply through Priority Halls if any of the following apply to you:
Students with a disability
Living with a sensory or physical impairment
Living with a long-term medical condition
Students with care experience, foyer leavers or those estranged from their family
Unable to attend University without living in halls of residence
Living with a significant dietary condition, such as a severe allergy.
Please complete a
Priority Halls application
if you feel you're eligible.
If you're assessed as eligible via Priority Halls then your application would override the usual accommodation guarantee groups guidance.

We may not be able to allocate you a room from your selected preferences, due to demand, so it's important to be familiar with a variety of options across all our locations.
If applicants have financial concerns regarding the room they are allocated we will offer support in finding help or a more suitable option, if this is raised with us.
We have over 900 rooms at Newton Park campus (Gardens and Lakeside) but also a similar amount on the Lower Bristol Road (Charlton Court, Waterside Court and Twerton Mill) and the wider City (Bankside House).
We do house a number of Newton Park students in Lower Bristol Road/ wider City locations, however Locksbrook students will not be offered Newton Park locations when applying.
Post guarantee deadline applications
After A-level results, accommodation applications re-open on a non-guaranteed basis. First year undergraduate or foundation students are prioritised.
We aim to house as many students as we can and if we cannot provide accommodation with BSU we'll signpost to alternative options.
Applications are dealt with post-guarantee on a first come, first served basis. Therefore, we would advise applying as soon after applications launch as you can – application choices will be more limited than the main cycle.
The post guarantee applications period is important to note for insurance choice applicants and clearing applicants.
How to apply for priority halls
If you have specific requirements for your room because of a disability, you'll need to apply through the online accommodation application system. Please complete the section of the form called Priority Halls if you feel you're eligible.
To support your application, you’ll need to send evidence from your GP / medical practitioner to
studentwellbeing@bathspa.ac.uk
. This evidence should give specific information and reasons about the accommodation you require. Please contact the
